Terms of Service

You must be at least 18 years old and capable of forming a binding contract to use Homello. By using the Service, you represent that you meet these requirements. If you are using Homello on behalf of a business or organization, you represent that you have authority to bind that entity to these Terms.

Homello is a real estate technology platform that helps users search for, buy, and rent residential properties. The Service may include property listings, map-based search, saved searches, tour scheduling, pre-qualification tools, in-app messaging, offer and rental application workflows, connections with verified real estate professionals, and related transaction management features.

Homello is a technology platform, not a real estate broker, lender, or legal advisor. We do not guarantee the accuracy of third-party listings, the availability of properties, or the outcome of any transaction.

You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account. You agree to provide accurate, current, and complete information during registration and to keep your profile up to date.

You must notify us immediately at support@homello.org if you suspect unauthorized access to your account. We reserve the right to suspend or terminate accounts that violate these Terms or pose a security risk.

Buyers and renters. You agree to use Homello for lawful home search and transaction purposes. Information you provide for pre-qualification, offers, and applications must be truthful and accurate.

Agents and professionals. If you register as a real estate agent, lender, contractor, or other professional, you represent that you hold all required licenses and authorizations, and that information you provide about your credentials is accurate. You are solely responsible for compliance with applicable real estate, lending, and professional regulations.

Prohibited conduct. You may not:

• Use the Service for any unlawful, fraudulent, or misleading purpose
• Post false, misleading, or infringing content
• Harass, abuse, or harm other users
• Scrape, copy, or reverse engineer the Service without permission
• Interfere with the security or operation of the platform
• Circumvent fees, verification, or access controls
• Use automated systems to access the Service without our consent

Property listings, photos, pricing, and related data may be provided by MLS partners, agents, landlords, or other third parties. Homello does not independently verify all listing content and makes no warranties regarding accuracy, completeness, or availability. You should independently verify all property information before making decisions.

Links to third-party websites or services are provided for convenience. We are not responsible for third-party content, policies, or practices.

Homello facilitates communication between users and professionals but is not a party to any real estate transaction, lease, loan, or service agreement entered into through the platform. All negotiations, contracts, and financial arrangements are solely between the involved parties.

By using in-app messaging, tour requests, offers, or document sharing, you consent to Homello processing and storing those communications as described in our Privacy Policy.

Certain features or services may require payment now or in the future. Applicable fees will be disclosed before you are charged. You are responsible for any taxes associated with your use of paid features. Payment processing is handled by third-party providers subject to their terms.

The Homello name, logo, app design, software, and content we create are owned by Homello or our licensors and are protected by intellectual property laws. You receive a limited, non-exclusive, non-transferable license to use the Service for personal or authorized business purposes in accordance with these Terms.

You retain ownership of content you submit but grant Homello a worldwide, royalty-free license to use, display, and distribute that content as necessary to operate and promote the Service.

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. HOMELLO DOES NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE.

Homello does not provide legal, financial, or real estate advice. You should consult qualified professionals before making property, financing, or legal decisions.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOMELLO AND ITS OFFICERS, DIRECTORS, EMPLOYEES, AND AFFILIATES WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE SERVICE.

OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATING TO THESE TERMS OR THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID TO HOMELLO IN THE TWELVE MONTHS BEFORE THE CLAIM OR (B) ONE HUNDRED U.S. DOLLARS ($100).

You agree to indemnify and hold harmless Homello from any claims, damages, losses, or expenses (including reasonable attorneys' fees) arising from your use of the Service, your content, your violation of these Terms, or your violation of any rights of another person or entity.

You may stop using Homello at any time and may request account deletion through the app or by contacting support. We may suspend or terminate your access at any time, with or without notice, for conduct that we believe violates these Terms or harms the platform, users, or third parties.

Provisions that by their nature should survive termination — including intellectual property, disclaimers, limitation of liability, and indemnification — will remain in effect.

These Terms are governed by the laws of the State of Delaware, United States, without regard to conflict of law principles. Any dispute arising from these Terms or the Service will be resolved in the state or federal courts located in Delaware, and you consent to their jurisdiction.

We may modify these Terms at any time. We will post the updated Terms on this page and update the "Last updated" date. Material changes may be communicated through the app or by email. Continued use of the Service after changes take effect constitutes acceptance of the revised Terms.
