Privacy Policy

This explains what Homello collects, why we collect it, who we share it with, and what you can do about it. We've tried to write it in plain language rather than in the usual fog.
1. What we collect
We collect what you give us and what the service needs to function. We don't buy personal data from brokers.
- Account details: name, email, phone, password hash, profile photo
- Preferences: budget, property types, preferred locations
- Lifestyle places: the addresses and coordinates you save, and the labels you give them
- Applications: pre-qualification answers, renter profile, uploaded documents
- Professional details: licence numbers, issuing state, expiry, supporting documents
- Activity: saved homes, searches, tours, inspections, repair requests, contracts
- Messages: chat content and attachments between you and other users
- Technical: IP address, device and browser type, and pages visited
2. Why we collect it
To operate the service: show listings, run searches, route enquiries to the right professional, calculate lifestyle drive times, extract contract dates and send deadline reminders.
To keep the platform trustworthy: verify professional licences, detect fraud and abuse, and enforce our terms.
To improve the product: understand which features get used and where people get stuck. This analysis works on aggregates, not individual profiles.
3. Your lifestyle places stay private
The places you save to your lifestyle map — your workplace, your children's school, your gym — are visible only to you. They are used to calculate distances on listings you view and are not shared with agents, sellers or other users, and not used for advertising.
4. Who we share with
We share the minimum needed, with parties who need it:
- Professionals you contact: your name, email, phone and message, plus the property you asked about
- Parties on your deal: agents and providers you add see the shared deal timeline and documents
- Service providers: cloud hosting and storage, email and SMS delivery, mapping and routing, payment processing, and the AI provider that reads uploaded contracts
- Authorities: where we're legally required to, or to protect someone's safety
5. Contract documents and AI processing
A signed agreement you upload is sent to an AI provider for the sole purpose of extracting dates and party details. It's stored privately and visible only to the parties on that deal.
It is not used to train third-party models. You can delete a contract document by cancelling the contract record, which removes the stored file.
6. Cookies and storage
We use browser storage to keep you signed in, remember your theme, hold in-progress form drafts, and remember a referring agent if you arrived from an invite link.
We don't run third-party advertising trackers.
7. How long we keep it
Account data is kept while your account is open. Deactivating hides your profile and listings; requesting deletion removes your personal data except where retention is legally required or where records form part of another party's transaction history — a signed contract or a submitted inspection report, for example.
Message history is retained for the other participants in a conversation even after you delete your account.
8. Your rights
Depending on where you live you may have the right to access, correct, export or delete your personal data, and to object to certain processing. You can do most of this from your account:
- Access and correct: profile and settings pages
- Notification control: settings, per category
- Delete lifestyle places, payment methods, documents and listings: from their own pages
- Deactivate your account: profile settings
- Delete your account and data: https://homello.org/delete-account
- Anything else: contact support and we'll action it
9. Security
Data is encrypted in transit. Documents are stored in private object storage and served through short-lived signed links. Passwords are hashed, never stored in plain text. Access to production data is limited to staff who need it.
No system is perfectly secure. If a breach affects you, we'll tell you promptly and explain what happened.
10. Children
Homello is not for anyone under 18 and we don't knowingly collect data from children. If you believe a child has created an account, contact us and we'll remove it.
11. Changes
We'll notify you in the app or by email before a material change takes effect, and the date at the top of this page always reflects the current version.
