These terms govern your use of Homello. By creating an account or using the service you agree to them. If you're using Homello on behalf of a business, you agree on its behalf.
1. Who can use Homello
You must be at least 18 years old and able to enter a binding contract. You are responsible for everything that happens under your account, so keep your credentials to yourself.
Professional accounts — agents, lenders, inspectors and contractors — must hold a valid licence where the law requires one, and must keep that licence current on the account.
2. What Homello is, and isn't
Homello is a platform that helps you search property listings, connect with licensed professionals, and organise the steps of a transaction. We are not a real estate brokerage, a lender, a law firm, an insurer, or a party to any transaction you enter.
Nothing on Homello is legal, tax, financial or professional advice. Estimates we display — payment calculators, lifestyle drive times, contract dates extracted from documents — are informational aids, not guarantees.
3. Listing information
Listing data comes from participating multiple listing services and from users who post directly. We refresh it regularly but do not warrant its accuracy, completeness or availability.
Always verify price, condition, square footage, taxes, HOA dues and availability with the listing agent or seller before making an offer.
4. Content you provide
You keep ownership of what you upload — listing photos, documents, messages and reviews. You grant Homello a licence to host, process and display that content for the purpose of operating the service.
You must have the right to upload what you upload. Don't post content that is unlawful, misleading, discriminatory, infringing, or that violates fair housing law.

- No misrepresenting a property's condition, price or availability
- No impersonating another person, agent or brokerage
- No scraping, reverse engineering, or bulk extraction of listing data
- No uploading malware or attempting to breach the service
5. Professional verification
We check professional licences against public state registries and display a verification badge when a licence checks out. Verification confirms the licence exists and is current — it is not an endorsement, a warranty of competence, and it does not make us responsible for a professional's work.
Choose and vet the professionals you work with. Read reviews, ask for references, and confirm insurance where it matters.
6. Contract date extraction
If you upload a signed agreement, we use automated analysis to extract dates and deadlines. This is a drafting aid. Extraction can be wrong, especially with unusual clauses, handwritten amendments or poor-quality scans.
You are required to review and confirm every extracted date before reminders begin. Homello is not liable for a missed deadline. The contract itself, and your own professionals, remain the authority.
7. Payments and subscriptions
Homello is free for buyers and renters. Professional subscriptions — lead routing for agents — are billed through Stripe on a recurring basis until cancelled. Cancelling stops future charges; access continues to the end of the paid period.
Fees you pay directly to a professional — an inspection fee, a repair invoice, an agent commission — are between you and them. Homello neither collects nor guarantees them.
8. Suspension and termination
You can deactivate your account any time from your profile settings. We may suspend or terminate an account that breaches these terms, presents a legal risk, or is used to harass others.
Some records are retained after closure where the law requires it or where they form part of another party's transaction history.
9. Disclaimers and liability
Homello is provided on an as-is basis, without warranties of any kind to the extent the law permits. We don't warrant uninterrupted availability or error-free data.
To the maximum extent permitted by law, Homello's aggregate liability arising from your use of the service is limited to the greater of the fees you paid us in the twelve months before the claim, or one hundred US dollars. We are not liable for indirect, incidental or consequential losses, including lost profit or lost opportunity on a property.
10. Changes to these terms
We may update these terms. Material changes will be notified in the app or by email before they take effect. Continuing to use Homello after that means you accept the updated terms.
11. Governing law
These terms are governed by the laws of the State of Ohio, United States, without regard to conflict-of-law rules. If any provision is found unenforceable, the rest stays in force.
